What the ownership rate tells a buyer that the price does not
The figure that most shapes what it is like to buy in Holladay is not the price — it is that 78.7% of homes are owner-occupied, against 45.8% in Salt Lake City. Nearly four in five Holladay homes are lived in by the people who own them.
A market of long-term owners turns over slowly. Fewer homes reach the market in any given month, the ones that do often sell to buyers who have been watching the area for a while, and street-by-street differences matter more than a city-wide median. The practical consequence for a buyer is that waiting for the perfect listing and competing well when it appears beats casting a wide net.
Commutes are also shorter than the metro average: 82.4% of working Holladay residents reach work in under 30 minutes, against 80.3% in Salt Lake City and 72.8% across Utah.
What these numbers do not settle
A city-wide median is one number standing in for roughly 31,000 people. Holladay contains both modest post-war streets and estate parcels above Walker Lane, and the median sits between them rather than describing either.
The income estimate carries a margin of error of ±$10,867 and the home-value estimate ±$38,240. Treat them as a range, not a fixed point. And because these are five-year estimates spanning 2020 through 2024, they describe the recent past rather than today’s asking prices.
Methodology
- 1.Read American Community Survey 2024 5-year estimates (release acs2024_5yr) through the Census Reporter API on October 4, 2026, for Holladay city (place 4936070), Salt Lake City city (place 4967000), Utah and the United States.
- 2.Took population from B01003, median household income from B19013, per capita income from B19301, median home value from B25077, median gross rent from B25064 and median age from B01002 directly.
- 3.Computed the owner-occupied share from B25003 (owner-occupied units ÷ occupied units), the bachelor’s-or-higher share from B15003 (fields 022 through 025 ÷ total), and the under-30-minute commute share from B08303.
- 4.Compared each figure against Salt Lake City, Utah and the United States on the same release so the comparison is like for like.
Limits
- Five-year estimates average conditions across 2020 through 2024. They are not a 2026 snapshot, and current asking prices are higher than the median home value shown here.
- Every estimate carries a margin of error; income is ±$10,867 and home value ±$38,240 for Holladay.
- The figures describe Holladay city as the Census Bureau draws it, which does not match every local use of the name — addresses in adjacent unincorporated areas are often called Holladay in conversation and in listings.
- Median home value is self-reported by owners in the survey, not an appraisal or a sale price.
