How to Compare Park City-Area Condominiums in 2026

The Park City-area condo market is not one comparison set

The Park City Board of REALTORS reported 189 condominium sales and $320 million in volume across its primary market area in Q2 2026. Units were down 6% from a year earlier, but that regional total combines areas that moved in different directions.

Park City areas 1 through 9 recorded 47 sales, down 11%. Snyderville Basin recorded 58, down 3%. Jordanelle recorded 64, up 19%. Heber Valley recorded 12, down 64%. Kamas Valley recorded eight after recording none in Q2 2025.

A median can describe the transactions without describing your unit

The reported Q2 median was $2.325 million in Park City, $1.13 million in Snyderville Basin, $1.239 million in Jordanelle, $450,000 in Heber Valley, and $485,000 in Kamas Valley. These are not price tiers for otherwise interchangeable condominiums.

The areas contain different buildings, construction ages, services, views, access arrangements, association obligations, rental rules, parking, storage, and unit sizes. If a quarter includes more new or high-priced inventory than the previous year, the median can move even when a specific building’s comparable value does not.

Mayflower-Jordanelle illustrates the issue. The source reported 27 Q2 sales compared with 13 a year earlier, while the median declined 47% to $1.35 million. The transaction count is clear. The reason for the lower median requires a product-level review. The Board attributes part of the pattern to different inventory entering the market, but the area data alone does not prove how any one condominium changed in value.

Building-level documents matter as much as market context

For a condominium purchase, I would create a building and unit file before relying on an area headline. That file should include:

  • the legal unit and parking or storage rights;
  • current declarations, rules, amendments, and rental restrictions;
  • budgets, reserves, assessments, insurance, and recent meeting records;
  • services that transfer with ownership and services that cost extra;
  • building condition, planned work, and owner maintenance obligations;
  • unit condition, views, orientation, furnishings, and renovation history;
  • comparable closed sales in the same building or the closest substitute set.

Resort association, management, and rental arrangements can differ materially. A property’s marketing label does not establish legal ski access, a transferable club benefit, rental permission, or included services.

Transaction counts tell you how much confidence to place in a headline

Heber Valley recorded 12 Q2 condominium sales after 33 a year earlier. The source notes that Heber North recorded no Q2 2026 sales after 25 in Q2 2025. A zero quarter can reflect delivery timing, available supply, buyer behavior, or several factors together. It should prompt investigation rather than a sweeping conclusion.

Canyons Village recorded 28 sales and $68.5 million in volume. That is a more substantial sample than a one- or two-sale subarea, but it still includes different buildings and units. Count, product mix, and building evidence all belong beside the median.

Use the area report to choose the next question

The source is the Park City Board of REALTORS Q2 2026 release, published September 3, 2026 for the period ending June 30. The Board says the data is preliminary and subject to late-reporting revisions.

Use the area table to identify the correct market lane. Then move to current listings, building documents, unit-specific condition, and the closest comparable sales. That sequence is more useful than treating one regional median as the answer.
