Utah Listing Repricing, January to August 2026

The share of listings with a price reduction rose from January to August 2026 in both Wasatch and Salt Lake Counties. Active inventory also increased and pending ratios ended lower. The pattern is descriptive and seasonal; it does not mean every listing was overpriced or that every buyer gained the same leverage.

The reduction share rose as inventory expanded

Wasatch County’s price-reduced share rose from 7.42% in January to 15.26% in August, an increase of 7.84 percentage points. Active listings increased from 544 to 741, while the pending ratio moved from 0.6838 to 0.5452.

Salt Lake County’s price-reduced share rose from 19.24% to 30.43%, an increase of 11.19 percentage points. Active listings increased from 2,088 to 3,366, while the pending ratio moved from 0.4339 to 0.3467.

Summit County requires a narrower statement

Realtor.com marked Summit County’s January through June 2026 history rows with quality_flag 1 in the downloaded file. This report excludes those months from trend calculations rather than presenting them as equally comparable.

The July and August Summit rows carried quality_flag 0. The price-reduced share moved from 13.48% in July to 14.17% in August, active listings moved from 885 to 891, and the pending ratio moved from 0.4446 to 0.4747. Two months are context, not a seasonal trend.

A price reduction is a question, not a conclusion

A reduction can reflect an initial pricing decision, changed seller timing, property condition, new competing inventory, or another listing-specific factor. The county share does not reveal the reason or the eventual contract terms.

For an offer or pricing decision, review the exact listing history, current competition, comparable closed sales, property condition, days on market, seller priorities, and the current contract structure.

  3. 3.Used all Wasatch and Salt Lake rows because quality_flag was 0. Excluded Summit January through June from trend calculations because quality_flag was 1.
  4. 4.Calculated percentage-point change by subtracting January’s share from August’s share; did not treat it as percent growth.

Limits

  • Realtor.com listing history can be revised when the full series is reissued.
  • The pattern includes normal seasonality and cannot establish why individual sellers reduced prices.
  • County listing data includes all residential for-sale property types available to Realtor.com and is not a city, luxury, or neighborhood series.
