Summit County Listing Inventory, 2019 to 2026

Summit County had 891 active listings in August 2026, more than double August 2021’s 360 but still below August 2019’s 1,031. The market has rebuilt inventory without simply returning to its pre-2020 shape.

Inventory recovered from the 2021 low

The same-month comparison avoids mixing seasonal peaks and troughs. Active inventory fell from 1,031 in August 2019 to 360 in August 2021, then rebuilt to 891 by August 2026.

Median listing age followed a different path: 95 days in August 2019, 48 in 2021, and 75 in 2026. More inventory has returned, but the mix, pricing, and buyer pool are not identical to 2019.

Current supply still requires segment-level work

In August 2026, active listings were up 7.5% year over year while total listings were up 4.7%. The median list price was down 3.2%, new listings were down 2.1%, and pending listings were down 0.7%.

County totals can hide very different conditions by community, property type, price band, age, and amenity profile. The county series is best used to frame a property-specific comparison rather than replace one.
