Old Town Park City, ZIP 84060, outran both at 104.6%, reaching $2,198,714. The two Park City ZIP codes are not one market: the scarce, walkable, ski-adjacent stock in 84060 has behaved differently from the larger-lot basin properties in 84098.
The last twelve months were calmer everywhere — 84098 up 4.8%, 84060 up 7.6%, Salt Lake City up 3.4%. The steep part of the curve was 2020 to 2021, not the period since.

Four things this data cannot tell you about Promontory
First, 84098 is a ZIP code, not a subdivision. It contains Promontory alongside much of the Snyderville Basin, and the index describes all of it. A gated golf community and a 1990s basin subdivision move the same number.
Second, Promontory is a private club community, and club membership is bought separately from the house. Those costs — the membership itself and the recurring dues — appear in no public index, and they materially change the total cost of ownership. Ask the club directly for its current membership and dues schedule before running any return calculation.
Third, a value index is not a sale price. ZHVI models the typical home in the middle of the market; it does not report what any particular property sold for, and in a community with a wide spread between cabins, homesites and estates the typical figure describes few actual homes.
Fourth, "a good investment" depends on how a property is used. A second home that is occupied six weeks a year, a home that is nightly-rented where permitted, and a primary residence have different carrying costs, tax treatment and outcomes from identical appreciation.

- 1.Downloaded Zillow’s ZIP-code ZHVI file (all home types, smoothed and seasonally adjusted, 35th–65th percentile) on October 4, 2026, covering months through August 31, 2026.
- 2.Read the rows for 84098 and 84060 in Summit County and 84117 and 84106 in Salt Lake County without adjustment.
- 3.Used February 2020 as the pre-pandemic baseline and August of each year as the comparison point, so no comparison spans a partial month.
- 4.Calculated percentage changes from the unrounded index values and rounded only for display.
Limits
- ZIP 84098 covers far more than Promontory. No public index measures a single club community, and this report should not be read as a Promontory-specific valuation.
- ZHVI is a modelled typical value, not a median sale price or an appraisal, and Zillow revises its history.
- Club membership and dues, nightly-rental rules, HOA obligations and transfer fees are outside every figure here and can dominate the economics of a purchase in a community of this type.
