Closed-sale market conditions

Park City Negotiating Conditions, August 2026

Research question

What do Park City’s August 2026 closed-sale indicators suggest about negotiating conditions?

Park City’s three-month median sale price was $2.31 million, but homes took a median 53 days and closed at 95.9% of list price. That combination suggests neither a one-sided buyer market nor uniform seller control.

Price strength and a slower pace coexisted

Redfin reported 84 Park City sales for the period, down 31.6% year over year. The median sale price rose 5.3%, while median time on market increased by 10 days. Only 4.9% sold above list price, and 28.9% had a price drop.

A higher median does not mean every segment appreciated. The mix of homes closing in a small luxury market can move the median even when individual comparable sets behave differently.

Use the data to prepare questions, not dictate an offer

A 95.9% market-wide ratio does not authorize an automatic discount. Listing age, prior reductions, comparable closings, competing interest, property condition, seller priorities, and contract structure matter at the address level.

The useful next step is a property-specific evidence file: current status history, comparable closed and pending sales, inspection and document risks, carrying costs, and the terms that matter most to both sides.

Methodology

  1. 1.Recorded the current figures displayed on Redfin’s Park City and Summit County housing-market pages on September 29, 2026.
  2. 2.Kept city and county figures separate and retained Redfin’s three-month-ending-August-2026 period.
  3. 3.Reported percentage-point changes as percentage points, not percentages.

Limits

  • These are all-home-types summaries, not luxury-only, neighborhood-level, or property-specific statistics.
  • Redfin’s displayed values can update. This report is a dated readback, not a live data feed.
  • Sale-to-list ratios depend on the latest listed price and do not describe concessions, repairs, financing, or other contract terms.
