Park City carried the higher price; Salt Lake City moved faster

For the three months ending August 2026, Redfin reported a $2.31 million median sale price in Park City and $638,078 in Salt Lake City. Park City homes took a median 53 days to sell, while Salt Lake City homes took 36.

Park City’s sale-to-list ratio was 95.9%, and 4.9% of homes sold above list price. Salt Lake City’s ratio was 98.3%, and 19.4% sold above list. At the same time, price drops appeared on 28.9% of Park City listings and 42.7% of Salt Lake City listings.

Do not mix modeled value, sale price, and asking price

Three common housing measures answer different questions:

  • Zillow’s Home Value Index is a modeled typical value for the middle tier of a city’s housing stock.
  • Redfin’s median sale price describes the middle closed sale in the reported period.
  • Realtor.com’s median listing price describes the middle asking price among listed homes.

They should not be averaged into one number. In August 2026, Zillow’s modeled typical value was approximately $1.61 million in Park City and $572,000 in Salt Lake City. Those figures are useful for long-run context, but they are not substitutes for the Redfin closed-sale median or an appraisal.

The cities are not two versions of the same market

Park City has a higher concentration of resort, second-home, condominium, and luxury property. Salt Lake City contains a broader primary-residence market with different neighborhoods, lot patterns, housing ages, routes, and services. Transaction count alone illustrates the difference: Redfin reported 84 Park City sales and 540 Salt Lake City sales in the period.

The right comparison depends on the intended life and ownership plan. A buyer considering both should test recurring routes, airport use, winter access, property maintenance, association or club obligations, services, rental intentions, and the specific housing form available at the budget.

What the pace indicators mean for negotiations

Salt Lake City’s faster median pace and higher above-list share suggest more competition in the aggregate. Its higher price-drop share shows that many listings still required adjustment. Park City’s lower sale-to-list ratio and longer market time may create more room in some cases, but a scarce, correctly priced property can behave differently.

For either city, build the offer from the address:

  1. Review listing and price history.
  2. Select comparable closed sales and explain differences.
  3. Identify active and pending alternatives.
  4. Document condition, title, association, insurance, and intended-use risks.
  5. Structure price and terms around the evidence and the parties’ priorities.

The source boundary matters

The analysis uses Zillow Research for city ZHVI values and Redfin’s Park City and Salt Lake City pages for closed-sale indicators. Data was retrieved September 29, 2026. The Zillow file was dated through August 31, and the Redfin pages reported the three months ending August.
